FLEX is a polymer-blended, rubberised waterproofing liquid coating — a specially formulated crosslinking co-polymer emulsion with extreme elongation and elastic recovery. Designed to accommodate continuous movement in structures and substrates, it is UV stable, highly flexible, and colourfast.

Flex performs best as part of a specified SealPro waterproofing system. On metal roofs, it is used with StretchSeal Membrane before a topcoat. On concrete slabs, it forms the movement-joint layer beneath the Armtec HyperFlex system.

HOW IT WORKS

BUILT FOR MOVEMENT.

Flex is a polymer-blended, rubberised waterproofing liquid coating — a crosslinking co-polymer emulsion with extreme elongation and elastic recovery. Its outstanding hydrophobic characteristics give it superior water resistance and a low moisture vapour transmission rate, making it an effective barrier wherever water intrusion and substrate movement occur together.

On metal roofs, sheeting expands and contracts with every temperature cycle. Corrugated, IBR, and Kliplok profiles are under constant stress at their screwlines, lap joints, and overlaps — the precise points where leaks begin. Flex seals these areas with a flexible, seamless rubberised membrane that moves with the roof rather than resisting it. Applied as part of the StretchSeal Flex waterproofing system, with StretchSeal Membrane bedded into the wet Flex coat, it creates a reinforced movement-tolerant seal at every vulnerable joint before a protective topcoat is applied over the full roof.

On concrete slabs, Flex is applied to settlement cracks, movement cracks, and torch-on membrane overlaps and joints before the Armtec HyperFlex waterproofing system is installed. Reinforced with StretchSeal Membrane, the Flex layer acts as a dedicated movement joint, absorbing crack activity in the substrate and preventing it from transmitting upward into the system above. It can also be used in the polypropylene movement joint system installed beneath the Armtec HyperFlex system on slab areas with significant ongoing movement.

Flex crosslinks between coats to become a single, homogenous film. The greater the film thickness built up through multiple coats, the wider the crack it can bridge without rupture.

Important:

Elongation and recovery properties allow Flex to bridge dimensionally unstable cracks without rupturing. Film thickness is vital and is achieved by applying multiple layers. As Flex crosslinks between layers, it becomes homogenous, increasing elongation performance over wider cracks. Because of its high elasticity, the film can become tacky at elevated surface temperatures.

Flex stretches to accommodate continuous thermal and structural movement without rupturing, and recovers — making it ideal for the relentless expansion and contraction cycles of metal roof sheeting.

2/ Bonds Across Dissimilar Substrates

Flex adheres to galvanised steel, aluminium, concrete, wood, and fibre-cement. At transitions between different materials — such as a metal fascia meeting a concrete parapet — Flex maintains a continuous, movement-tolerant seal.

3/ Crosslinks Between Coats

Each coat of Flex crosslinks with the previous one to form a single homogenous film. Multiple coats increase film thickness and elongation, allowing the system to bridge progressively wider cracks without failure.

4/ Colourfast & UV Stable

Flex retains its colour and flexibility under continuous UV exposure. It does not embrittle or chalk in South Africa's high-UV environment, maintaining its elongation properties over the life of the system.

5/ Easy to Apply

Flex can be applied by brush, roller, or airless spray, making it practical for detail work on screwlines and overlaps as well as broader crack treatment on slabs. It is water-based, non-flammable, and odourless.

6/ Low VOC & Eco-Friendly

Flex is a low-VOC, non-APEO, styrene-acrylate copolymer dispersion. It is safe to use in occupied buildings and complies with responsible environmental standards.

REAL-WORLD APPLICATIONS.

Flex is a single-component, water-based, polymer-blended liquid rubber waterproofing coating based on styrene-acrylic co-polymers. It forms a flexible, tough, and durable reinforced rubberised waterproofing membrane layer. It is easy to apply, non-flammable, odourless, and non-toxic — and performs best as a system component.

METAL ROOF JOINT & SCREWLINE WATERPROOFING

On corrugated, IBR, and Kliplok sheeted metal roofs, Flex is the movement-joint waterproofing treatment for every vulnerable detail — screwlines, ridge caps, lap joints, flashings, and profile-to-structure transitions. Applied as part of the StretchSeal Flex system, with StretchSeal Membrane bedded into the wet Flex coat and a second Flex coat over the membrane, it creates a permanently flexible, reinforced rubberised waterproofing seal that moves with the roof. The completed system is then finished with a SealPro metal roof coating such as HydroSeal HF, SteelPro, or Cool Roof over the full roof surface

Settlement Crack Treatment Under Armtec HyperFlex

On new construction slabs and existing concrete roofs, Flex forms the engineered movement-joint layer applied to settlement cracks, movement cracks, and torch-on membrane overlaps before the Armtec HyperFlex waterproofing system is installed. Reinforced with StretchSeal Membrane, the Flex layer isolates crack activity at the slab surface and prevents it from transmitting into the waterproofing system above — acting as a dedicated, rubberised movement joint within the full system. It is also used in conjunction with the polypropylene movement joint system in areas of significant ongoing movement.

Movement Joint Treatment Under Armtec HyperFlex

Flex is also used in conjunction with the poly movement joint system that is installed beneath the Armtec HyperFlex system on active movement areas of concrete slabs. This combination provides a robust, engineered solution for areas of significant ongoing movement.
