Restoring a Flat Roof with ArmTec HyperFlex

For the GEMS facility in Menlyn Maine, Pretoria, EcoSeal executed a critical waterproofing project, demonstrating our expertise in renewing complex flat concrete roofs without removing existing systems, delivering seamless protection and durability.

Roof Slab Assessment and Diagnosis: The initial inspection revealed an ageing torch-on waterproofing system compromised by leaks around full-bore outlets and delaminated joints. Additionally, a 13mm crusher stone layer, applied for aesthetic purposes, trapped water, exacerbating pooling and leakage issues. These conditions threatened the roof’s integrity and risked interior damage.

Remedial Action: Our skilled team began by removing the crusher stone and thoroughly cleaning the roof surface to ensure a stable base. Overlaps, joints, and parapet walls were reinforced with the StretchSeal Flex waterproofing system to address vulnerabilities. The core solution involved applying the ArmTec HyperFlex system directly over the existing torch-on layer, creating a fully bonded, seamless membrane. Finished with HydroSeal HF topcoat, this system provided UV-stable, weather-resistant protection, renewing the roof slab and ensuring long-term durability against South Africa’s harsh climate.
