Penetrar — Key Benefits
Penetrating Concrete Primer & Binding Agent

Why Penetrar Outperforms Standard Primers & Bonding Agents.

Standard PVA bonding agents coat over the surface. Penetrar works through it. Here is what that difference means in practice — and what sets Penetrar apart from other primers available in the South African market.

1/

Capillary Penetration — Not Surface Coating

Penetrar works through capillary action, penetrating deep into the pore structure of the substrate rather than forming a film over it. This is the fundamental difference between Penetrar and standard PVA bonding agents — PVA coats the surface, Penetrar consolidates the substrate from within. The result is mechanical binding from inside the concrete, not a skin on top of it that can peel. On severely compromised concrete, diluted Penetrar can be applied up to six times until full consolidation is achieved at depth — something no surface-film primer can match.

Penetrates — not just coats

Promotes Adhesion for Waterproofing & Paint Systems

By sealing and consolidating the substrate at depth, Penetrar dramatically improves the pull-off adhesion of any waterproofing membrane or paint system applied over it. The waterproofing or paint system bonds to a mechanically sound, hardened substrate surface — not to a layer of surface dust or loose particles that will eventually fail. This is especially critical on new concrete slabs in South Africa's climate, where high UV and temperature cycling place extreme stress on the adhesion bond between substrate and coating. Penetrar is recommended as the primer in all SealPro waterproofing and painting systems on cementitious substrates.

Structural adhesion — not surface adhesion

Eliminates Dustiness, Pin-Holes & Blistering

Penetrar binds surface dust and loose particles before they can release onto wet coatings — the most common cause of delamination in paint and waterproofing systems in South Africa. Critically, it also seals the substrate pores before the coating is applied, preventing trapped air and moisture from migrating upward through freshly applied coatings. This outgassing effect is responsible for the pin-holes and blistering that undermine waterproofing integrity and paint finish quality. Penetrar eliminates both failure modes in a single preparation step — a benefit that competitors' surface-applied primers cannot provide because they do not penetrate deeply enough to seal the pores.

Prevents outgassing & pin-holes

Versatile Across All Cementitious Substrates

Penetrar works on new concrete, existing concrete, cement plaster, render, screed, fibre cement, brickwork, and masonry — making it the single primer needed across all SealPro waterproofing and painting systems on cementitious substrates. A general PVA bonding agent is restricted to interior use and re-emulsifies when wet, making it unsuitable for waterproofing primers. An SBR-based bonding agent is primarily designed as a mortar admixture. Penetrar is specifically formulated as a deep-penetrating concrete primer for use in waterproofing and painting systems — exterior and interior, above and below the waterproofing membrane.

Hardens & Strengthens Weak Substrates

Beyond priming, Penetrar physically hardens the substrate it is applied to. On weak, powdery, or degraded concrete — surfaces where the top 1–3mm has lost cohesion — Penetrar restores mechanical strength to the surface layer, making it suitable to receive further treatment. This is distinct from what a PVA bonding agent achieves: PVA improves adhesion, but does not increase substrate strength. Penetrar does both. The binding properties prevent the release of any dust or particles from the treated substrate, giving the concrete good mechanical strength and enhanced surface hardness. On screed surfaces, this prevents future dusting and surface degradation independent of the coating applied above.

Hardens substrate — not just primes it

Reduces Surface Porosity & Controls Absorption

Highly porous concrete absorbs waterproofing coatings unevenly — wet coatings dry too fast in highly absorbent areas, creating thin spots, dry adhesion failures, and inconsistent film thickness across the surface. Penetrar reduces surface porosity before the waterproofing system is applied, creating a uniform absorption profile across the substrate. This ensures waterproofing and paint coatings are applied at consistent film thickness and bond strength everywhere on the surface — not just in the less porous areas. This is especially important on new concrete slabs and freshly laid screeds in South Africa, where heat and low humidity accelerate coating absorption on unprimed surfaces.

Uniform absorption — consistent film build

Alkali-Resistant & Prevents Efflorescence

New concrete and fresh plaster are highly alkaline, and this alkalinity can attack certain coatings or cause salt crystals to form at the surface — a process known as efflorescence. Penetrar seals the pore structure of the substrate, limiting the migration of alkali salts and moisture to the surface before the coating is applied. This reduces the risk of efflorescence staining and alkali attack on the waterproofing or paint system above it. In South Africa's variable climate — where heavy rainfall and intense UV alternately wet and dry concrete surfaces — this protection against salt migration is particularly important for long-term system performance on exposed concrete roofs and walls.

Water-Based, Low VOC & Safe for Occupied Sites

Penetrar is water-based, non-flammable, virtually odourless, and has a VOC content of less than 1% — the lowest of any comparable primer category, including solvent-based deep-penetrating primers that are still widely used in the South African market. Solvent-based primers require site evacuation, ventilation controls, and fire precautions during application. Penetrar requires none of these. It can be applied safely on occupied residential and commercial sites with no special breathing apparatus, no fire risk, and no off-gassing concerns after application. It is non-toxic and contains no harmful chemicals — making it the responsible choice for contractors working in homes, schools, and occupied commercial buildings.

How Penetrar Compares to Other Primers.

There are three types of primer commonly used on cementitious substrates in South Africa before waterproofing or painting. Here is how they compare on the factors that matter most on a professional waterproofing or painting project.

Standard PVA Bonding Agent
General purpose — interior use
Re-emulsifies when wet — not suitable as a primer beneath waterproofing systems
Interior use only — not specified for external waterproofing systems
~ Reduces surface porosity — but as a surface film, not through capillary penetration
Improves adhesion for internal paint systems and plastering
Widely available — low cost
Does not harden or strengthen the substrate
Not compatible with SealPro waterproofing systems as a primer
SealPro Penetrar
Co-polymer deep-penetrating primer — interior & exterior
Will not re-emulsify — UV stable, water-resistant once cured
Interior and exterior use — including beneath waterproofing membranes
Deep capillary penetration — binds substrate from within, not from the surface
Hardens and strengthens weak, powdery, and degraded concrete surfaces
Prevents outgassing — seals pores before coating is applied
Reduces efflorescence and alkali salt migration risk
Recommended primer in all SealPro waterproofing and painting systems
Solvent-Based Deep Primer
High-performance — site restrictions apply
Deep penetration and strong substrate consolidation
Can be applied to damp substrates in some formulations
High VOC — requires ventilation, fire precautions, and site evacuation
Not safe for use on occupied residential or commercial sites
Higher cost — specialist procurement and storage required
Not compatible with SealPro waterproofing systems as specified primer
~ Strong performance on industrial substrates where site access allows
