Why priming before waterproofing matters:

Concrete tiles, new slabs, and cementitious surfaces are porous. Without priming, coatings bond to a weak surface layer that breaks down — paint peels, waterproofing delaminates, and tiles lift. Penetrar eliminates these failure modes by consolidating the substrate from within before any system is applied over it.

HOW IT WORKS

Extreme Penetration & Binding Properties

Penetrar is a multi-purpose co-polymer ready-to-use primer and binding agent that works through capillary action. Rather than forming a film over the surface, it penetrates deep into the pore structure of cementitious substrates — binding loose particles, dust, and friable material from within. The result is a hardened, mechanically sound surface that gives the system above it something solid to bond to.

On tile roofs before painting, concrete and clay tiles are highly porous and weather-worn, with a surface that absorbs paint unevenly if left unprimed. Penetrar penetrates the tile surface, controls absorption, and creates a uniform adhesion platform so that paint bonds evenly across every tile. On faded tiles where the factory glaze has worn off, this step is non-negotiable — unprimed porous tiles will consume far more paint than necessary and deliver patchy, short-lived results.

On new concrete slabs before waterproofing, Penetrar is the first step in all SealPro slab systems. New concrete is porous and carries surface dust that prevents waterproofing membranes from forming a proper bond. Penetrar binds and hardens the surface so that the waterproofing system bonds to consolidated concrete — not to a loose layer that will eventually fail.

Before tiling on concrete or screed, Penetrar seals the pore structure of the substrate, preventing tile adhesive from drying out too quickly as the concrete draws moisture from it. When adhesive loses moisture too fast it cannot fully hydrate, which dramatically reduces bond strength and leads to tiles lifting — particularly during South Africa's winter temperature cycles.

Application tip:

Before applying Penetrar, wet the substrate and allow it to dry to a damp state — remove all ponding water. Wetting ensures maximum capillary penetration. On highly porous or dusty surfaces, dilute 1:5 to 1:7 and apply multiple coats until the substrate is fully bound. Apply each coat while the previous is still absorbed — do not allow Penetrar to film-form on highly absorbent surfaces before the next coat is applied.

Penetrar Tile Roof Primer

1/ Capillary Penetration — Not Surface Coating

Penetrar penetrates deep into the substrate's pore structure through capillary action rather than forming a film over it. This binds the surface from within — not a skin that can peel. On severely porous or dusty substrates, up to six diluted coats can be applied until full consolidation is confirmed at depth.

2/ Controls Absorption for Uniform Film Build

Unprimed porous surfaces absorb paint and adhesive unevenly — consuming far more product in high-absorption areas while leaving thin spots and poor adhesion elsewhere. Penetrar normalises the absorption profile across the substrate, ensuring paint, waterproofing, and tile adhesive are applied at consistent film thickness and bond strength everywhere.

3/ Eliminates Dustiness, Pin-Holes & Blistering

Penetrar binds surface dust before it releases onto wet coatings — the most common cause of delamination in South Africa. It also seals substrate pores before the coating is applied, stopping trapped air from migrating upward and causing pin-holes and blistering in paint and waterproofing films.

4/ Hardens & Strengthens Weak Surfaces

Penetrar physically hardens the substrate it is applied to. On powdery or degraded concrete and tile surfaces where the top 1–3mm has lost cohesion, it restores mechanical strength before the coating or adhesive is applied — unlike standard PVA bonding agents, which improve adhesion but do not increase substrate strength.

5/ Prevents Tile Adhesive Failure

When tile adhesive is applied to unprimed concrete or screed, the substrate draws moisture from the adhesive before it can fully hydrate — reducing bond strength by up to 50%. Penetrar seals the substrate before tiling begins, allowing adhesive to cure at the correct rate and achieve full bond strength beneath every tile.

6/ Alkali-Resistant — Reduces Efflorescence Risk

New concrete and fresh cement are highly alkaline. Penetrar seals the pore structure of the substrate, limiting the migration of alkali salts to the surface before the coating is applied. This reduces the risk of efflorescence staining and alkali attack on roof paint, waterproofing, and tile grout — a key concern on exposed concrete surfaces in South Africa's wet-dry climate.

7/ UV Stable — Dries Clear

Penetrar is UV stable, water-resistant once cured, and dries to a completely clear transparent film — it does not affect the colour or texture of the substrate or the system applied over it. It will not re-emulsify when exposed to moisture after curing, making it suitable for exterior applications including tile roofs exposed to full weather.

8/ Water-Based, Low VOC & Safe for Occupied Homes

Water-based, non-flammable, virtually odourless, and with a VOC content below 1%. Unlike solvent-based primers, Penetrar requires no site evacuation, ventilation controls, or fire precautions — safe to apply on occupied residential homes while the family is in. No special breathing apparatus. No disruption.

This product is white in colour and dries to a clear low-sheen finish.

Important: Penetrar must not be used as a finish coat or left as the final exposed surface. It is a preparation product and must always be overcoated with a SealPro waterproofing, flooring or paint system.

Clay & Concrete Tile Roof Primer Before Painting

Concrete and clay tile roofs are porous — especially once the factory glaze has weathered. Applying paint to an unprimed porous tile roof results in uneven absorption, patchy coverage, premature fading, and early paint failure. Penetrar penetrates the tile surface, binds loose particles, controls absorption, and creates a uniform base so roof paint bonds evenly and delivers its full service life. It is the primer step in the SealPro tile roof painting system, used before PlasRoof or Renew roof paint is applied.

New Slab Primer Before Waterproofing Systems

New concrete slabs are porous and carry surface dust that causes waterproofing delamination. Penetrar penetrates deep through capillary action, binds loose particles, hardens the slab surface, and creates a sound, adhesion-ready base for the waterproofing system. It is the first step in the Armtec HyperFlex, Armtec New Slab, and Armtec Under-Tile systems. It is also used to prime fibre cement ridge repairs in the Tile Roof Ridge Waterproofing system before the StretchSeal Membrane and HydroSeal HF layers are applied.

Priming Concrete & Screed Before Tiling

Unprimed concrete and screed draw moisture from tile adhesive too quickly, preventing it from fully hydrating and significantly reducing bond strength. Penetrar seals the substrate pores before tiling begins, controlling absorption so that adhesive cures at the correct rate and achieves full bond strength beneath every tile. This is especially critical on new slabs tiled before full cure, on highly porous screeds, and in South Africa's hot climate where rapid moisture loss from adhesive is a common cause of tile lifting.

STILL, HAVE SOME QUESTIONS?

Yes — always. New concrete is porous and carries surface dust that prevents waterproofing coatings from bonding properly. Applying a waterproofing system directly to an unprimed slab bonds to the weak surface layer, not the concrete itself, and delamination is inevitable. Penetrar eliminates this by penetrating and hardening the substrate before any waterproofing is applied.

On severely dusty or porous concrete, dilute Penetrar 1:7 with water and apply up to six coats, allowing each coat to absorb before the next. Continue until no further dustiness or looseness appears. On sound, lightly porous concrete, one to two coats at a 1:3 dilution is typically sufficient. The number of coats is always at the applicator's discretion.

Yes. Penetrar is used as the preparation step in the SealPro Tile Roof Ridge Waterproofing system after ridge repairs are completed with fibre cement. It primes the cured repair before the StretchSeal Membrane and HydroSeal HF waterproofing layers are applied, ensuring full adhesion of the system to the repaired substrate.

Inferior plaster work will be enhanced and strengthened by applying Penetrar. The number of layers and the dilution ratio will be at the discretion of the applicator. It is vital that proper penetration is achieved and that Penetrar does not film form over the substrate.

Yes. Penetrar consolidates and binds repaired or patched plaster, render, and screed sections before primer and paint are applied. It strengthens the repaired substrate, eliminates surface weakness, and prevents the paint delamination that commonly occurs over unprimed repair sections. It also prevents air bubbles from causing pin-holes in the applied paint film.

Standard PVA bonding agents form a film over the surface and re-emulsify when wet, making them unsuitable as primers beneath waterproofing systems. Penetrar works through capillary action, penetrating deep into the substrate to bind it from within. It will not re-emulsify, hardens the substrate, prevents outgassing and pin-holes, and is specifically formulated for use beneath waterproofing and paint systems on exterior and interior cementitious surfaces.

Yes. Penetrar is water-based, non-flammable, virtually odourless, and has a VOC content of less than 1%. It contains no toxic solvents or harmful chemicals and is safe for use on occupied residential and commercial sites with no special ventilation requirements.

Using Penetrar on concrete proves successful to enhance strength and increasing the adhesion capability of the waterproofing or paint system.

Penetrar can be diluted with water up to 7 times, but what needs to be taken into consideration is the layer for layer application. Up to 6 applications of this mixture might be needed. It will be at the discretion of the applicator at what point the substrate has properly bonded and no further dustiness appears. This dilution has been tested vigorously on concrete surfaces that are dense or extremely powdery with great success.
